The house sits on 0.37 acres (1,497 m²) with approximately 18.79 meters of frontage directly on the Pacific. It stands at an elevation above the sand line, which keeps the horizon open and sets the living areas apart from activity on the beach. Tortuga del Sol is a private, low-density residential community above Cerritos Beach, within the Pacific South corridor between Todos Santos and Cabo San Lucas. There are no resorts in the immediate surroundings and no commercial frontage.
Completed in 2023, the residence follows traditional hacienda construction: natural stone columns, hand-laid brick, masonry arches and exposed wood-beam ceilings. The structure is masonry throughout, with wall thickness and structural mass consistent from one end of the house to the other. The design was built around structural clarity and material permanence, and the detailing is part of the construction rather than applied over it.
The plan is organized around an ocean-facing terrace that works as the primary living platform. The main living room rises to double height and opens to the exterior through wide openings, so interior and outdoor areas operate as a single space. Circulation moves between kitchen, dining and terrace. Private suites are distributed so each keeps its independence without breaking up the overall plan.
Beyond the main living areas, the house includes a dedicated gym or wellness room and an additional media or recreation space. Six bedrooms and 6.5 bathrooms (six full, one half) support multigenerational living and extended stays. The same layout lets the property serve as a primary residence, a seasonal retreat or a private coastal compound.
From the primary terrace, the infinity-edge pool, the main living room and the principal suite, the Pacific horizon stays open and uninterrupted. The pool is aligned with the horizon, extending the visual plane from the deck out to the water. Covered lounge areas provide shade without closing off the view.
The outdoor program includes multiple lounge zones, pergola-covered areas, an outdoor dining space, fire elements and a built-in grill. Covered and open areas allow use throughout the year. Decks and patios total approximately 1,076 sq ft (100 m²).
Interior construction measures approximately 4,998 sq ft (464 m²). Adding the decks and patios, total functional built area is approximately 6,074 sq ft (564 m²). On-site parking accommodates up to five vehicles.
Cerritos Beach is about 2 minutes away by car. It is one of the more established swimmable beaches on the Pacific side of Baja California Sur, known for consistent surf and an open shoreline, with private residences and boutique hospitality rather than commercial development. Todos Santos, a Pueblo Mágico and the cultural center of the Pacific South corridor, is about 15 minutes away, with art galleries, independent restaurants, organic markets and boutique hotels.
Cabo San Lucas, the region's main service hub, is approximately 45 to 50 minutes by car and brings international marinas, private aviation access through Los Cabos International Airport, private medical facilities and established retail. The airport itself is approximately 60 minutes from the house.
